Quick Reference:

  • State Rent Relief reimbursement has been increased to 100%. Both landlords and tenants can apply at HousingisKey.com.
  • Tenants must pay 25% of past due rent by September 30 to avoid eviction.
  • AB 832 requires landlords to serve an Informational Notice about the extension on all residents who as of July 1, 2021 owe rental payments due on or after March 1, 2020. This Notice must be served by July 31, 2021.
  • Landlords must issue 15-Day Notice to Pay Rent or Quit with Declaration of COVID-19 Related Financial Distress for rent due from September 1, 2020 to September 30, 2021.

Are tenants able to not pay rent due to COVID-19 circumstances?

Tenants who are not able to pay any part of their rent due to impacts of COVID-19 are required to notify their landlord via writing or declaration form of their inability to pay due to COVID-19. AB 832 is set to expire on September 30, 2021; tenants will then be required to resume their regular rent payment schedule and will have one year to repay any back due rent due accrued from March 2020. Tenants and Landlords may also apply for Rent Relief Assistance at Housingiskey.com.

When does the moratorium on evictions end?

The current moratorium on evictions based on nonpayment of rent due to COVID-19, now under AB 832, is set to expire on September 30, 2021.

Is there assistance for renters with back-rent due from the City of Glendale?

The COVID-19 Rent Relief program provided by AB 832 and for all Glendale residents is being administered by LA County. Any interested applicant needs to apply online at Housingiskey.com or call 833-430-2122 for assistance.

What is the minimum a renter is expected to pay in rent each month? 

Under AB 832, tenants are required to either pay 25% of their rent every month, or by September 30, 2021, pay 25% of rent owed for the period between September 1, 2020 and September 30, 2021.

If a renter has received funds for rent relief, can the renter re-apply for more funding?

If a resident had applied for funding through the State's Rent Relief program and received 80% of their rent previously, there is no need to re-apply. Applicants will receive previously issued rental assistance payments to 100% without resubmittal of an application.
