State Density Bonus Program

      The Density Bonus program is a state-wide mandate which allows developers, who meet the requirements of CA Govt Code § 65915, to build up to 50% over the maximum allowed density on a rental or ownership housing project in exchange for affordable housing. The amount of affordable housing required depends on the density bonus being requested by a developer. Along with a density bonus, developers are entitled to one or more concessions (depending on the percentage of units set-aside for affordable housing), as well as a favorable parking incentive, which can be utilized to assist with the development of a project. Below are affordability requirement charts to utilize density bonus:

      Note: Affordable units required under Density Bonus law must be built. There is no optional In-Lieu fee.
